Panama has established residency routes tied to property. For many of my clients that, not the apartment, is the point.

It changes which projects qualify, which construction timelines work, and the order things have to happen in.
The property — mine
Routes have thresholds, and pre-construction adds timing and title questions a finished resale doesn't. I'll tell you which projects fit and which will quietly fail.
The application — counsel's
Licensed Panamanian attorneys prepare and file it. I introduce you and brief them properly on your circumstances.
Where it goes wrong
The purchase and the application run on separate clocks. Keeping them aligned is the most useful thing I do for a residency buyer.
The boundary
I don't give immigration advice or represent you in an application. If anyone selling you an apartment offers to handle your immigration file, ask to see their licence.

My role
A residency buyer, a relocating family and someone diversifying out of the markets should not end up in the same apartment. Working out which one you are is most of the job.
What I do
Work out what you actually need, know the inventory properly — stages, payment schedules, completion dates — and coordinate the advisor, counsel and your accountant so you deal with one person instead of five.
Residency filings
Licensed Panamanian counsel. I make the introduction and stay across it.
Tax
A cross-border accountant, because the answer depends on where you're resident. If you don't have one, I'll point you to people who do this seriously.
The projects
The developer's own investment advisor presents them. I'm an independent broker, not their salesperson — on the detail you should hear it from the source.
Projected returns
Nobody honest promises you a number. If someone opens with one, they're describing their commission.

Nothing commits you until you sign with the developer.

Who
Independent broker for pre-construction residential projects in Panama. Based in Vancouver, working with buyers across Canada, the Middle East and Europe.
Before KAZ, I spent more than ten years in international retail and wholesale sales — including seven in Panama as Senior International Sales Manager for Saint Honoré, running domestic and international distribution and reporting to the board. Living there is what brought me to property: I watched the city grow around me, and saw how much depends on knowing the right people. Now I introduce buyers to them.
KAZ is Kreidieh, Adam and Zachary — my family name and my two sons. I named the business after them because that's who I'm building it for.
Most of the people I work with were introduced by someone they trust, or knew me long before any of this. That's the standard I'd like to keep.
